A PLANNING application which will seek to build more than 140 homes on a sprawling former quarry site is set to be lodged with Barnsley Council.
The 13-acre plot, off Cudworth Parkway, was included in the South Yorkshire Mayoral Combined Authority’s ‘Brownfield Housing Fund’.
The scheme - which identified large parcels of vacant land deemed unattractive to would-be developers - has resulted in cash being channelled into remedial works in order to improve the quality of sites and in turn boost their market potential.
Fenwood Estates - alongside consultants Johnson Mowat - intend to submit a planning application for a 144-home residential development, including associated landscaping and infrastructure works.
Bosses believe it will help local authorities to deliver their house-building ambitions which have been mired in controversy due to local residents’ campaigns and developers’ reluctance to take on brownfield sites with a working history.
A statement said: “The majority of the site falls within the defined settlement limits of Cudworth and is allocated by Barnsley Council for housing in their adopted local plan.
“It is located in a highly sustainable location within close proximity to local transport links and amenities.
“Cudworth is identified as a ‘Principal Town’ in the local plan, which along with the others should be the main local focus for housing.
“The development will deliver much-needed family homes in a range of sizes and styles.
“The development framework is landscape-led and will provide structural planting and landscaping throughout the scheme as well as functional public open space.
“Following a consultation, the development team will review and consider all comments received prior to the submission of a formal application to Barnsley Council.”
County bosses believe the fund will help local authorities to deliver their house-building ambitions which have been mired in controversy due to local residents’ campaigns and developers’ reluctance to take on brownfield sites with a working history.
Housing delivery in Barnsley stood at 84 per cent of targets between 2020 and 2023, meaning an under supply of more than 3,600 houses required by the government was registered by the council.
The local plan set a target of delivering 22,000 homes between 2014 and 2033, which equates to about 1,100 per year.
As a result, Barnsley Council has long identified the need to make better use of derelict land to ease pressure on greenfield sites.
The Cudworth Park scheme plans to provide eight two-bedroom bungalows, 44 two-bedroom houses, 67 three-bedroom houses and 25 four-bedroom houses, early plans show.
A SYMCA report said: “The purpose of the current Brownfield Housing Fund is to ‘unlock’ housing development on brownfield sites to enable new homes.
“Land off Cudworth Parkway is classed as a mixed brown and greenfield site and includes a former quarry and landfill.
“A total of 13 acres require remediation in order to deliver 144 housing units, 42 of which would be situated in the former quarry which has abnormal servicing and land stability.”
