PLANS to build 13 new properties have been approved after the council and the developer agreed on a section 106 agreement.

The properties will be built to the north-west of Cobcar Lane, Elsecar, with plans originally submitted in February 2023.

A report states: “The applicants initially applied for a scheme containing 17 dwellings and associated works, however, throughout the course of the application process the scheme has undergone a number of amendments and revisions and the total number of dwellings now stands at 13, all with three bedrooms.

“Access to the site is from Cobcar Lane with an access road proposed running parallel with the railway embankment leading to a turning head.

“Six properties are proposed adjacent to the turning head to the South West of the site, consisting of a pair of semi detached dwellings and a terraced row of four townhouses, all two storeys in height.

“To the opposite site of the turning head are three. detached two-and-a-half storey properties.”

The plans were approved this week after a section 106 agreement - cash set aside by developers for local amenities - was agreed.

A total of `£27,500 will be used as a biodiversity contribution, while a further £27,500 will be used for a contribution to education.
