THE latest figures from the Office for National Statistics (ONS) highlight a period of steady growth for the Barnsley housing market, with the town often outpacing regional and national trends in terms of price inflation.

As of February 2026, the average house price in Barnsley reached £174,000. This represents a 3.8 per cent increase compared to the same period in 2025, when the average stood at £168,000.

While Barnsley remains significantly more affordable than the UK average of £268,000, its rate of growth is notably higher than the England-wide average of 0.8 per cent.

Locally, the town is part of a broader trend where Yorkshire and The Humber has emerged as a leader in house price inflation. The region saw a 3.9 per cent annual increase – the highest of any English region – bringing the average regional house price to £209,000.

According to March 2026 data, the average monthly private rent in Barnsley rose to £670, a 5.1per cent increase from £638 in March 2025.

This 5.1 per cent hike in Barnsley is higher than the average increase for Yorkshire and The Humber, which saw rents rise by 4.4 per cent to a regional average of £852 per month.

Despite these increases, Barnsley continues to be one of the most competitively priced areas in the region for renters, especially when compared to hotspots like York, where average monthly rents have climbed well above £1,100.
